JPS Bute (Jacqueline’s Property Services) is one of the longest running holiday letting management companies on Bute.  In 2013, Ulrike purchased the business and the following year was joined by her daughter, Shawna.  Together, along with a close team of cleaning staff, we aim to provide comfortable and affordable holiday accommodation on a self-catering basis.

At JPS Bute we promote quality holiday accommodation to give island visitors the best  experience when booking a cottage with us.  We strive provide great customer service to guests and owners. Frequently asked questions

When you call or send an enquiry, we will reserve the property for you for five days, during which time you will be asked to pay a deposit to secure the booking.  The remainder of the balance is due three prior to your arrival.  If your booking is due to take place within 3 weeks of making the booking and your arrival, you will be asked to pay the full balance.  Once a payment is received, you will receive a booking confirmation with details of your booking and the payment received.

Currently our preferred payment methods are by cheque or bank transfer.  We do have facilities to accept card payment over the phone, however there will be a small charge added to the transaction.  This amount varies depending on the type of card and the transaction amount.

We understand that sometimes circumstances can change. Please get in touch with us immediately if you think you need to cancel or amend your booking.  We try to be flexible where possible and work with our holiday guests to find the best solution.  Our standard cancellation policy is that £50 of the deposit is non-refundable.  If the holiday is cancelled more than 3 weeks prior to arrival, a full refund – less the£50 deposit – will be issued if the balance has already been paid.  If the holiday is cancelled less than 3 weeks prior to arrival, no refund will be issued unless we can re-book the dates to another guest.  If the dates are booked by another guest, a full refund – less the £50 deposit- will be issued.

You may reschedule your booking for alternative dates however additional fees may apply.  Please get in contact with us to discuss this.

Each of our properties has their own facilities and features and a detailed description can be found on each property page on our website including the layout of the property and furniture.  If you have any specific questions about bed linen; kitchen equipment; or any particular requirements you have, we ask that you contact us first before making a booking.

Like with any holiday, we recommend guests purchase travel insurance to cover themselves in case something doesn’t go exactly to plan.

Perhaps our most frequently asked question by guests.  Our standard check-in time is from 4pm.  Where possible, we do try to accommodate early check-ins however this cannot be guaranteed and is dependent on our housekeeping schedule and how clean the previous guests left the property.  If you would like an early check-in, please get in touch with us a day or two before your holiday is due to start.

The remaining balance for your holiday is due three weeks prior to arrival.  Unfortunately we do not have an automated system which sends out balance reminders so we do ask that you set a reminder yourself to make payment.

Bute is served by two ferry services.  The main ferry service runs from Wemyss Bay to Rothesay and offers a ‘turn up and go’ service.  Ferries run roughly once an hour from morning to late evening.  The ferry timetable changes between summer and winter times and can be found on the Calmac website.  Tickets can now be pre-purchased on their website and can be used for any service on the day.  Journey time is approximately 35 minutes which makes Bute one of Scotland’s most accessible island’s.  The second Calmac ferry service runs from Colintraive to Rhubodach, at the north end of the island. This is only a 5 minute journey and services runs roughly every 30 minutes.

We do not offer compensation or have any liability if the ferry is cancelled for any reason.  In adverse weather conditions, especially in strong winds, the most reliable service is the Colintraive to Rhubodach service.  The Wemyss Bay to Rothesay service is mainly affected by wind gusts in the south westerly direction.  We recommend you check the weather forecast prior to setting off on your journey as well as the Calmac ferry status which provides updates on any service status and any potential disruptions.
